The 90-Day Cash Flow Turnaround

The house isn't the problem. The strategy is.

For the owner whose rental stopped working. One tenant, one rent, one number that doesn't cover the mortgage. Rent the same house by the room and it's a different property — without touching the footprint or changing the roofline.

Co-living is the strategy. The 90-Day Cash Flow Turnaround is the program: we work out whether your house can do it, convert it, fill every room inside 90 days, and run it. You keep the house and you do almost none of the work.

Every room rented within 90 days, or we don't take a management fee.

The 90 days is the promise

Every room rented at least once within 90 days of the house going live. Miss it and we take no management fee on any room — including the rooms already rented — until every room has been rented once.

That last part is what makes it a guarantee rather than a slogan. We already charge nothing on an empty room, so a bare promise to fill the house would cost us nothing to break. Waiving the fee on the filled rooms is what puts our money behind the date.

It holds as long as the house is listed on the platform and you accept the recommended room rate. If you override the rate, block a turnover or refuse to approve maintenance, we can't guarantee an outcome we're not allowed to influence. Full terms are in the management agreement.

The three protections

Filled in 90

Every room rented at least once within 90 days, or no management fee on any room until they are.

The performance floor

The house produces at least 80% of what we projected, measured on a running quarter rather than a single month. Short of it, the management fee is waived until it recovers.

Back to normal

The walls are non-structural and the footprint never moves, so the house can be returned to an ordinary single-lease home at cost. We waive our own time.

How it works

  • Non-structural walls only, so the house can be put back and sold like any other
  • Rooms picked around egress and air, not wishful thinking
  • Furnished, locked, listed, and filled on the platforms renters actually use
  • Residents rent a room by the week. You collect from many, not from one

Does your house qualify?

  • Three bedrooms and two baths minimum, about 1,500 square feet
  • Usually yields five to seven rooms; six is the sweet spot on two baths
  • The real test is how many existing window-and-vent locations can become bedrooms without moving the footprint
  • The two things that stop it: an HOA or deed restriction — most prohibit renting by the room — and a monthly shortfall bigger than the lift. If your gap is bigger than what the house can make, you are not a customer for this and we will tell you so

What you get before you spend a dollar

The whole analysis comes first. If the house doesn't work, or the lift doesn't close your gap, we tell you that and the conversation ends there.

Room math

How many rooms the house yields using the windows and vents it already has. The footprint doesn't move, so this is arithmetic rather than a design exercise.

The gap check

Whether the lift actually closes your monthly shortfall, against what you collect and what you pay today.

HOA and deed screen

We read the recorded documents for your parcel before anything else is discussed, because this is the single most common reason a good house is a bad fit.

The submarket read

Room rates and fill speed in your ZIP, from the platform's own market data rather than from a national average.

Net of every fee, set beside what you collect today. One page, your address, no ranges pulled from somewhere else.

Before you commit to anything. It is a great deal easier to judge this standing in one than reading about it.

The conversion — 30 days

  • A scoped quote for your specific house, passed through at cost with no markup on the work
  • Licensed and insured vendors, permits in your name, lien releases collected before anyone is paid
  • Furnishing handled end to end — bought, received and installed
  • Weekly photo updates, and a full pre-listing check before the house goes live
  • Sequenced against your current tenant so the empty window stays short

Then we run it

  • Listed and priced — we propose, you approve
  • Screening applied identically to every applicant, against written criteria
  • Turnovers handled and the room redone each time, so the house is walked several times a year rather than once
  • One statement, one date, with the weekly-rent math shown on its face
  • Actual against projected every quarter, measured against the numbers you were shown on day one

You are not making a decision you can't walk back

The footprint is never altered and the new walls are non-structural. The house can be returned to a normal single-lease home and sold like any other. That is the point of doing it this way rather than the cheap way.

What you actually do

Set up your platform profile. Sign the platform lease. Carry insurance — no property manager can bind a policy on an owner's behalf. That is the entire list.
