Apopka · Orange County
Property management in Apopka.
Apopka has the newest housing stock of any city in this group — median year built 2002, with more than half built since 1999 — and roughly one household in five rents. Its applicant pool mixes hospital and school-district salaries with seasonal nursery and landscape income.
What Apopka rents for right now
Two sources, close agreement — within $40 at one and four bedrooms and $145 at three. That is a tighter read than most of Central Florida, which usually means a deep and homogeneous listing pool rather than a thin one.
| Bedrooms | Typical range, houses & condos |
|---|---|
| 1 bed | $1,475 – $1,515 |
| 2 bed | $1,725 – $1,800 |

New stock, and what that actually costs you
The median Apopka home was built in 2002, a decade newer than Orlando's and twenty-six years newer than Winter Park's. More than half the housing postdates 1999 and only about 6% predates 1970.
That sounds like it should mean low maintenance, and for a while it did. The problem with a stock built inside one narrow window is that it ages inside one narrow window too. Roofs, air handlers and water heaters across a 2002-built portfolio reach replacement age at roughly the same time rather than staggered across decades.
What that means if you own here: plan the capital items on your own timetable instead of meeting them as an emergency. Apopka also still has a working agricultural employment base inside the city — the foliage and nursery industry — which puts seasonal and multi-employer income into the applicant pool in a way Winter Park and Oviedo never see.
Four things that make this market its own animal
Everything ages at once
A stock built mostly between 1999 and 2010 reaches end of service life together. Roof, air handler and water heater replacement across an Apopka portfolio clusters rather than staggers, and the reserve plan has to anticipate that.
A working agricultural base
The foliage and nursery industry still operates inside the city. That puts seasonal, sometimes piece-rate income into the applicant pool, frequently paid across more than one employer in a year — a documentation problem, not a credit problem, and one that written criteria solve.
Short-term rental is prohibited by omission
Apopka has no dedicated vacation-rental ordinance. The Land Development Code lists only bed and breakfast and hotel/motel as visitor accommodation uses, and a blank cell in a use table means prohibited. That is a less forgiving legal posture than an explicit rule, because there is nothing to appeal to.
Bed and breakfast needs owner occupancy
Where it is available at all in residential districts, it is a special exception requiring the owner or immediate family to occupy the property as a primary residence. It is not an investor path.

What you get
- Rent analysis on your actual address — not a citywide average pulled off a rent site
- Marketing and leasing — MLS, every major rental platform, showings handled, applicants screened against written criteria applied identically to everyone
- HOA coordination — lease approval packets started the day we list, not the week the tenant wants to move
- Maintenance — licensed, insured vendors; you approve anything over your spending limit
- Accounting — online rent collection, monthly statements, year-end financials and 1099s, owner portal
- The hard parts — late rent, violations, notices, evictions, turnovers
Backed by five written promises, including a 30-day leasing promise and a rent promise: if the tenant doesn't pay, we don't take a management commission that month. Full terms are in the management agreement.

Apopka owner questions
- What can I rent my Apopka house for?
- The published sources agree closely here, which is unusual and helpful, but a citywide range is still not your address. Send it over and we will comp it against leased comparables.
- The house is twenty-odd years old. What should I budget for?
- Roof, air handler and water heater, probably closer together than you would like. That is the defining feature of a market built inside one decade. We flag end-of-life systems at onboarding so the spend is planned rather than urgent.
- Can I do short-term rental here?
- Apopka's code does not list it as a permitted use in residential districts, which means it is prohibited rather than merely restricted. Verify your specific parcel before you plan around it, and we will do that with you.
- My applicant works seasonally in the nursery business. How do you screen that?
- Against the same written criteria as everyone else, with proof-of-income definitions broad enough to cover seasonal and multi-employer pay. No discretion, no exceptions.
- Do you manage in the gated communities?
- Yes. Association-governed property is leased subject to the recorded declarations and the association's own approval process, and we read your documents before marketing rather than after a lease is signed.
