Horizon West — Summerlake, Waterleigh, Independence, Hamlin — is unincorporated Orange County, built on former citrus groves under a 1994 sector plan. It carries the 34787 ZIP and a Winter Garden mailing address while answering to the county for code, sheriff and rental rules.
Two identical-looking houses a mile apart can therefore sit under two entirely different regulatory regimes. It is the single most common jurisdictional error made in this market, and it is not a trivia point: it changes which government's rules apply to your lease.
