Why the paycheck matters more than the postcode here

Orlando is the only city in this part of Central Florida where renters outnumber owners. About 60% of occupied units are renter-occupied, against 34% in Winter Park and 22% in Oviedo, and that depth cuts both ways: demand for a well-presented house is real, and so is the competing supply.

The employment base is the thing to underwrite around. Walt Disney World, AdventHealth, Universal, Orlando Health, Lockheed Martin and UCF anchor the region, and that mix means a large share of applicants are paid hourly with shift differentials, tips or seasonal park scheduling rather than a flat salary.

What that means if you own here: verify income on three to six months of pay stubs or bank deposits rather than a single stub, and expect legitimate applicants whose last two months look nothing like each other. Screening built for one salaried stub rejects tenants who pay on time.

The applicant pool is paid hourly

Theme parks, hospitals and hotels dominate the payroll. Shift differentials, tips and seasonal scheduling are normal here, and an underwriting process built around a single salaried pay stub will misread good applicants and approve the wrong ones.

The city licenses room rentals

Orlando is unusual in having built an actual permitted path for renting rooms in an occupied house. Home Share requires the owner or tenant to live on site, caps it at half the bedrooms, and requires registration. Whole-home stays of 1–29 days by an individual homeowner are not permitted inside city limits.

A genuine pre-1960 core

About 13% of the stock predates 1960, concentrated in College Park, Colonialtown and Lake Eola Heights, while the 2000s are the largest single decade. Two rentals two miles apart can be sixty years apart in systems and maintenance budget.

Renter households run smaller

Renters here average 2.15 people against 2.38 for owners — the reverse of the suburban pattern north and west of the city. Bedroom count converts to rent differently than it does in Kissimmee or Oviedo.
