Median year built is 1993, with roughly 63% of all units from a tight 1980 to 2009 window and barely 2.4% predating 1960. That means older systems and roofs than Riverview, and a correspondingly different reserve plan.
What that means if you own here: the net-yield arithmetic is genuinely different from an otherwise identical house a few miles south, and it runs in your favour on the carrying-cost line and against you on the capital line. There is no city government at all here — county zoning governs outright.

Most Brandon subdivisions predate the district boom, so the tax bill generally carries ordinary HOA dues or none at all rather than a district assessment. That is a real carrying-cost advantage over Riverview, though older pockets vary and it is worth confirming per parcel.

A 1993 median means roofs, panels and air handlers are further through their life than in Riverview. Lower carrying cost, higher capital cost — the model needs both lines.
No city government
Brandon is an unincorporated community, so county zoning and the county land development code govern outright with no municipal layer to check. The county's seven-consecutive-night minimum in residential districts applies directly.
A commuter base
There is no major corporate headquarters here. Employment verification usually points at a Tampa employer, and the locally-employed share skews toward hourly retail and hospital shift work.
