What Tampa rents for right now
Sources disagree widely at the small end, where one puts one-bedroom houses well below one-bedroom apartments. That inversion is real and it is about stock rather than demand, but it makes the one-bedroom band the least reliable figure on this page.

A barbell-shaped housing stock
About a quarter of Tampa's units predate 1960 while another third arrived from 2000 onward, with comparatively little in between. Median year built is 1985, but that number hides the real shape of the market.
It produces an oddity you will not find in the suburbs: a one-bedroom house here can rent for meaningfully less than a one-bedroom apartment, because the small-house inventory is old bungalow and duplex product in Seminole Heights, Ybor and West Tampa competing against new amenitised apartment towers. The gap inverts at four bedrooms, where houses pull well ahead.
What that means if you own here: the spread, not a citywide number, is what sets rent on a given address. The employment base is broad — health systems, MacDill, the port — which means military applicants documenting income through an LES rather than conventional pay stubs are routine and need criteria written to handle them.

Small houses undercut apartments
The one-bedroom house inventory is old bungalow and duplex product competing against new apartment towers. It is the only market we work where that inversion holds, and it reverses entirely at four bedrooms.
Military income is routine
MacDill anchors a large active-duty, civil-service and contractor population. Those applicants document income through an LES with a housing allowance rather than a conventional pay stub, and criteria have to be written to read it consistently.
No city short-term rental ordinance, but county rules bite
Tampa runs no STR ordinance of its own; county land development rules bar rentals under seven consecutive nights in residential districts. The county's new registry covers unincorporated areas only, so the city would have to opt in separately.
Two centuries of building stock
Pre-1960 bungalows in the core and post-2000 product elsewhere, with comparatively little between. The capital plan for one has almost nothing in common with the other.
