A house inside the City of Sarasota can legally take seven-night stays with a registration certificate. The same house a block outside, in unincorporated Sarasota County, is locked to a 30-day minimum. That is not a nuance — it is the single biggest variable in what your property can do.
The stock is old by Florida standards. Median year built is 1981, with the 1970s and 1980s the largest decades and another quarter from the 1950s and 1960s, so most rentals here predate the modern Florida Building Code.
What that means if you own here: insurance, wind mitigation and the FEMA substantial-improvement threshold are live constraints rather than paperwork. Both the city and the county count the 50% rule per project, and the county values the building at appraiser value plus 20% or a certified appraisal, with anti-phasing rules that sum near-simultaneous permits.
