Two markets wearing one name
Inside the actual city limits, close to nine in ten homes are owner-occupied and the rental base is very small. The market everyone calls Davenport is the unincorporated Polk County ring around it — ChampionsGate, Solterra, Providence, Regal Palms and the wider Four Corners area.
That ring was built for nightly rental. The Four Corners area recorded around a 17% rental vacancy rate at the last full count, because so much of the stock is short-term resort product sitting empty between bookings rather than housing anyone permanently.
What that means if you own here: a long-term landlord is competing for tenants against a housing stock that was not built for them. Polk County has no short-term rental overlay system, and county-side licensing is substantially lighter than Osceola's next door, which is precisely why the resort communities cluster on this side of the line.

The city limit is almost meaningless here
ChampionsGate, Solterra, Providence and Regal Palms all carry Davenport addresses. Most are not inside the city. Which government's rules apply is a parcel question, not an address question.
You are competing with nightly rental
The surrounding stock was built for short stays, and a large share of it sits vacant between bookings. Long-term demand is real but thinner than the housing count suggests, and pricing should reflect what the property competes against.
Light county licensing, heavy HOA covenants
Polk County has no overlay-district system and its requirements are modest. The binding constraints here are HOA and CDD covenants, which vary sharply community to community and are what actually decide your lease terms.
Almost no small-unit product
The long-term stock is overwhelmingly three to five bedrooms. One-bedroom figures for this market are not reliable enough to publish, and two-bedroom data is thin.

- Usually not, and it changes the rules. Most of the communities marketed as Davenport are unincorporated Polk County. We confirm the parcel before marketing.
- Should I rent long-term or short-term here?
- This is the one market where that is a genuinely open question, and the answer is parcel-specific. We will model both against your actual address and tell you which way the numbers point, including when the answer is the one that earns us less.
- What can I rent it for?
- At three and four bedrooms the sources cluster well. Below that the data is too thin to quote honestly, so we comp the address instead.
- What governs my lease if the county rules are light?
- Your HOA and CDD covenants, almost always. In this market they are the binding constraint rather than the zoning code, and they differ sharply between communities.
- Is the vacancy rate a problem for a long-term rental?
- It is a competitive fact rather than a demand problem. Much of the empty stock is resort product between bookings, not failed long-term listings, but it does mean your property needs to be priced and presented against what it actually competes with.
