A community that straddles a county line
Poinciana was planned in the 1960s and built out as villages across roughly 47,000 acres, with some in Osceola County and some in Polk. A single master association covers all of it and has to publish two separate sets of deed restrictions to do so.
An owner with three houses in the same community can therefore face two counties' licensing regimes, two tax collectors and two code-enforcement offices. There is no city government here at all — it is an unincorporated community, so county rules govern and which county depends on the parcel.
What that means if you own here: renter households are large, averaging 3.63 people with 82% families, and the rent curve is unusually flat, so a fourth bedroom adds less here than it does in Winter Garden. The association levies an annual assessment per property and holds the owner, not the tenant, responsible for any deed-restriction breach. That is a fixed carrying cost and a real compliance exposure that sits with you.
Long commutes are a tenancy risk

- It depends on the parcel, and it changes your licensing, your tax collector and your code-enforcement office. We confirm it before we market rather than assuming from the mailing address.
- Is a bigger house worth more here?
- Less than you would expect. The gap between a two-bedroom and a four-bedroom in this market is around $350, which is unusually compressed. We will price a renovation against real comps before you commit to it.
- Who is responsible if a tenant breaks a deed restriction?
- You are, as the owner, under the master association's rules. That is exactly why we read the restrictions and brief the tenant at move-in rather than after a violation letter arrives.
- Can I short-term rental here?
- Not realistically on either side of the county line. The Osceola side confines it to overlay districts along the tourist corridor, which this is not, and the deed restrictions are a further constraint. Verify your parcel before planning around it.
- My applicant commutes to Orlando. Is that a problem?
- Not by itself, and it is the norm here. We do confirm commute feasibility at application, because a 47-minute drive that becomes a 70-minute drive after a job change is how a good tenancy ends early.
