Age restriction is the defining constraint
About a quarter of Clermont residents are 65 or older, more than double the share in Winter Garden, and several of the largest subdivisions in the city are age-restricted 55-plus communities.
That removes thousands of otherwise rentable houses from the family pool entirely. It is not a marketing nuance — an age-restricted community cannot lawfully be rented to a family with children, and buying into one without knowing that is an expensive mistake.
What that means if you own here: renter households average about 2.52 people, roughly one person smaller than in Winter Garden or Poinciana, and the inventory skews two-bedroom. The city also runs its own short-term rental permit programme, which stops at the city line while the US-27 corridor next door operates under county rules.
Four things that make this market its own animal
Age-restricted communities are a hard constraint
A 55-plus community cannot lawfully be leased to a family with children. Verify the community's status before you buy, because it determines your entire applicant pool and cannot be worked around.
Smaller households, smaller houses
At about 2.52 people the renter household here is roughly one person smaller than in the family markets to the east. Two-bedroom product performs relatively better and a fourth bedroom converts less.
The city permits short-term rental; the county next door is different
Clermont runs a permit programme for non-owner-occupied whole-house rentals, with a life-safety inspection and an occupancy cap. Many 'Clermont' addresses along US-27 are unincorporated Lake County and are not governed by it at all.
Real hills and a training campus
The city sits on the Lake Wales Ridge with genuine elevation, and the National Training Center brings transient athletes through on short leases — a small but real demand stream nowhere else nearby has.
