A market of singles, students and seasonal workers
About 52.5% of households here rent, and the average renter household is 2.17 people — the smallest in any market we work. This is not a family-house market; it is singles, students and seasonal workers, and it prices and turns over accordingly.
Embry-Riddle, Bethune-Cookman and Daytona State put thousands of students into the same submarket as hospitality and food-service workers on tip and shift income. Pay stubs are irregular and bank-statement history or a guarantor carries more weight here than in a salaried market.
What that means if you own here: Daytona is grandfathered out of Florida's preemption on local vacation-rental rules, so it can and does confine short-term rental to tourist and redevelopment districts along the beachside and downtown while most residential zoning does not permit it. That is a genuine legal difference from almost every other city in this state.

Speedweeks, Bike Week, Jeep Beach and Biketoberfest compress enormous transient lodging demand into a handful of weeks. That creates standing pressure to convert annual leases, which is precisely what the zoning restriction exists to contain.
Small households, high turnover
At 2.17 people per renter household, this is a singles and students market. Turnover cadence, unit condition and lease timing matter more than bedroom count, and the academic calendar is a real factor.
Beachside and mainland are different markets
Oceanfront and beachside condo product sits in the same published datasets as mainland houses, which is why the two-bedroom spread is roughly $600. A citywide average is close to meaningless on the beachside.
