St. Augustine is a small city where a quarter of the housing predates 1940 and a quarter of all units sit vacant or seasonal. It is the only market we work that regulates minimum rental length by zoning district.

What St. Augustine rents for right now

The sources agree closely at two and three bedrooms but split hard at four, where waterfront and beach-adjacent product produces a genuinely bimodal market rather than a single range. We do not publish a four-bedroom figure for that reason.

In the historic district here, nothing may be rented for less than a month.

The strictest rental rules of any market we work

In the HP-1 historic preservation district a property cannot be rented for less than one month. In the RS-1 and RS-2 residential zones the floor is one week. Only outside those districts is nightly rental permitted at all.

Every listing requires separate annual registration on an October to September fiscal year, with site and floor plans, a fire department life-safety inspection at registration and annually after, an occupancy cap, and at least one on-site parking space per bedroom on a hard surface rather than grass or sand.

What that means if you own here: about a quarter of all housing units are vacant or seasonal, a share nothing else we work approaches, sitting on top of the oldest stock of any of our markets. A St. Augustine rental is disproportionately likely to be both a pre-war structure and one competing against short-term use — which is exactly why the city wrote the one-month floor.

Four things that make this market its own animal

Minimum stay is set by district

One month in HP-1, one week in RS-1 and RS-2, nightly only outside them. No other market we work regulates rental length this way, and the district is decisive.

Registration, inspection and parking

Annual registration with site and floor plans, a fire department life-safety inspection at registration and annually after, an occupancy cap and one on-site hard-surface parking space per bedroom. It is a genuine compliance burden, not a formality.

Pre-war construction is normal

About a quarter of units predate 1940. Systems, insurance and contractor availability all behave differently, and historic-district approval requirements sit on top.

City limits are small and commonly misunderstood

St. Augustine Shores, Vilano Beach, World Golf Village and much of Anastasia Island are outside city limits, where the city's rules do not reach and St. Johns County's apply instead.

Can I rent my St. Augustine property short-term?
It depends entirely on the zoning district. One month minimum in HP-1, one week in the RS districts, nightly only outside them. This is the one market we work where lease length is set by where the property sits.
Is my address actually in the city?
Often not. St. Augustine Shores, Vilano Beach and World Golf Village are outside city limits, where the city's registration and minimum-stay rules do not apply. We confirm before advising.
What can I rent it for?

Yes, and there are a lot of them here. Historic-district approval requirements, insurance and contractor availability all need to be understood before you buy rather than after.
What about the parking requirement?
At least one on-site space per bedroom, on concrete, asphalt, pavers or gravel — not grass, mulch or sand. It catches owners out on older lots with no driveway, and it is worth checking before you commit.
