The four-bedroom band is genuinely wide because golf-course and estate product sits in the same dataset as ordinary family houses. One-bedroom data is apartment-only here and is not published, because Lake Nona has almost no one-bedroom house or condo stock.

A new-build market with an old-build cost line
The maintenance profile here is inverted from everywhere else we work. Almost nothing has an original roof at end of life, an original panel or cast-iron drain lines, because almost nothing is old enough. That is genuinely easier to operate.
The cost that replaces it is the community development district assessment. Lake Nona's infrastructure was bond-financed by CDDs rather than built out by a city over decades, so the tax bill routinely carries a non-ad-valorem assessment on top of HOA dues.
What that means if you own here: the carrying-cost arithmetic is different from an otherwise identical house in Apopka or Sanford, and it does not show up in a rent comp. The tenant base is institutional — UCF's medical school, Nemours Children's Hospital, the Orlando VA Medical Center, UCF Lake Nona Hospital — which verifies cleanly but arrives on appointment terms with end dates.

The tax bill carries a district assessment
Infrastructure here was bond-financed through community development districts. That assessment is a fixed annual cost riding on the tax bill, it does not disappear, and it changes net yield against an otherwise identical house elsewhere in Orange County.
Appointment income, not open-ended employment
Physicians in training, residents and research staff arrive on fixed appointment terms. The income is real and verifiable — verify the appointment end date, not just the offer letter, because it tells you the realistic lease horizon.
Inverted maintenance profile
No cast iron, no original panels, no forty-year-old air handlers. The early-years capital plan looks nothing like an older submarket's, which is an advantage as long as the CDD line is in the model.
A Lake Nona address may not be in Lake Nona
Most of the district sits inside City of Orlando limits, where an individual homeowner may not rent a whole home for 1–29 days. The City's own guidance warns that a Lake Nona mailing address can fall in unincorporated Orange County, where different rules apply.
