Ocala · Marion County
Property management in Ocala.
Ocala is almost evenly split between owners and renters, with a housing stock spread thinly across the 1970s, 1980s and 2000s rather than concentrated in any one era. It also runs a second rental calendar the rest of Florida does not.
What Ocala rents for right now
The gap between the two sources widens at four bedrooms, where one reports house-specific figures skewed toward detached homes with acreage. Treat the low end as apartment-inclusive and the high end as house-specific.
| Bedrooms | Typical range, houses & condos |
|---|---|
| 1 bed | $1,025 – $1,300 |
| 2 bed | $1,385 – $1,550 |

A market with two leasing seasons
Trainers, grooms and owners lease farms and houses around the winter equestrian circuit rather than on a twelve-month cycle. Properties with barns, paddocks, acreage and trailer access book ahead and price on a different curve than the same square footage in town.
No other market we work has a second lease season driven by livestock logistics. It also puts a distinctive income profile into the applicant pool: a share of grooms, riders and barn staff are paid seasonally or on a 1099 and produce no conventional pay stub at all.
What that means if you own here: the stock is unusually flat by decade — the 1980s, 2000s and 1970s are all within two points of each other — so no single era dominates maintenance planning. Ocala's historic districts require a Certificate of Appropriateness for exterior changes including windows, doors, roofs, siding and fences, though painting is exempt.
Four things that make this market its own animal
A second leasing season
The winter equestrian circuit creates demand for farms and houses with barns, paddocks and trailer access on a cycle that has nothing to do with the calendar year. Supply is genuinely constrained and it prices differently.
Farm income has no pay stub
A meaningful share of applicants work in the equine sector, paid seasonally or on a 1099. That is a documentation standard to write into your criteria rather than a judgement call to make case by case.
No dominant construction era
The 1980s, 2000s and 1970s each hold roughly a fifth of the stock. Capital planning has to be address-specific here, because citywide era assumptions tell you very little.
An Ocala address is often not in Ocala
On Top of the World, Marion Oaks and Silver Springs Shores are unincorporated Marion County. In-city properties also need a city business tax receipt, and the historic districts add a Certificate of Appropriateness requirement for exterior work.

What you get
- Rent analysis on your actual address — not a citywide average pulled off a rent site
- Marketing and leasing — MLS, every major rental platform, showings handled, applicants screened against written criteria applied identically to everyone
- HOA coordination — lease approval packets started the day we list, not the week the tenant wants to move
- Maintenance — licensed, insured vendors; you approve anything over your spending limit
- Accounting — online rent collection, monthly statements, year-end financials and 1099s, owner portal
- The hard parts — late rent, violations, notices, evictions, turnovers
Backed by five written promises, including a 30-day leasing promise and a rent promise: if the tenant doesn't pay, we don't take a management commission that month. Full terms are in the management agreement.

Ocala owner questions
- Is a property with a barn worth more here?
- In this market, yes, and on a different seasonal cycle from an ordinary house. Acreage, paddocks and trailer access are the product. We will not quote you a season premium without real comps, but we will get them.
- What can I rent my Ocala house for?
- The two published sources diverge at four bedrooms because one leans toward houses with acreage. We comp your actual address rather than splitting the difference.
- My applicant works on a farm and has no pay stub.
- Common here. We verify against bank deposits and 1099s under written criteria applied identically to every applicant, rather than making an exception case by case.
- Am I inside the city limits?
- Frequently not. On Top of the World, Marion Oaks and Silver Springs Shores are unincorporated county. It changes your licensing and your code-enforcement office, so we confirm it.
- Do the historic district rules affect a rental?
- Yes, identically to owner-occupied property. A Certificate of Appropriateness is needed for exterior changes including windows, doors, roofs, siding and fences, although painting is exempt.
